No, a modular home is not like a manufactured or trailer home.
Manufactured homes are left on their frames with axles - a rod or shaft that can be connected to wheels. While these can be removed, trailers or manufactured homes aren't considered permanent residences.
They're more like vehicles, coming with titles and typically depreciating in value over time due to their lower construction standards set by the United States Department of Housing and Urban Development (HUD).
Modular homes, on the other hand, are placed on a foundation and considered permanent. They are held to the same codes and standards as stick-built homes, and quality modular homes appreciate in value over time.

A modular home's foundation must adhere to the frost protection requirements outlined in the local state building code. In most instances, this requires a minimum of 4 feet of ground coverage.
Due to these regulations and the need for access to utilities, a slab foundation is not suitable for a modular home. Instead, a minimum 4-foot crawl space is necessary.
