Flexibility

With our Builder Program, complete your modular home with total flexibility on timeline, materials, finishes, and budget.

  • If you want to own a quality modular home while bypassing inflation and high-interest rates, the Builder Program is ideal for you.

    However, please note that you need to have the time, skills, or connections with skilled resources to complete the interior and exterior of your home after we build, deliver, set it on the foundation, and complete the shingling and securing of building wrap.

    Note: the foundation needs to be prepped by trusted trades hired by you. We’re flexible with our timeline and ready to ensure a smooth handoff.

  • If speed is your priority, a Farrell turnkey project ensures a move-in-ready modular home. We manage everything, from hiring contractors to overseeing and finishing the project. This typically takes 16-20 weeks once your home is ordered.

    However, if you're looking for a more hands-on experience and flexibility on budget and timeline, the Builder Program empowers you to take over after we build, set, and weatherproof the home.

    You take the reins for interior and exterior completion of items that take place after the home is completed by the manufacturer. This body of work includes but is not limited to siding, sheetrock, stairs, trim work, plumbing, heating, flooring, electrical, construction of a garage and/or porch, concrete, utilities installation, etc.

  • Already figured out your modular home financing and paperwork? Great news! You can get your home delivered and set in 2-3 months.

    If banking steps are pending, simply add a couple more months. Remember, each situation is unique - connect with us to discuss your specific needs, and we’ll share a timeline estimate for you.

  • The design, building, setting on the foundation, shingling, and securing building wrap are provided for all of our home-building packages.

  • While we typically build modular homes in these areas, we’re happy to deliver within a 4-5 hour drive from our office in upstate NY, offering flexibility beyond our core service areas.

    We've successfully constructed and transported homes in the northeast, including Pennsylvania, Delaware, and Maryland.
